0. Lee Boulevard Estates
   • The proposed development within the Lee Boulevard Estates policy area is for single- large single-family lots zoned “R1-E” Residential Single-Family (Estate). This is consistent with the Secondary Plan, which requires new residential development to meet the minimum lot requirements of the “R1-E” district in order to be generally compatible with the established rural-residential character of Lee Boulevard. Per the Winnipeg Zoning By-law, the “R1-E” minimum lot requirements are 20,000 square feet.
   • Additionally, the proposed local street that will connect to the proposed western end of Lee Boulevard is a local street that will provide a second point of access to Lee Boulevard that is not likely to encourage ‘cut-through’ traffic from using Lee Boulevard.
